Our Methodology

How We Approach Each Program

Every program at Chokdee Jai follows the same underlying approach: we begin with the Thai context, work through real documents and real scenarios, and keep sessions small enough that individual questions receive genuine attention.

We do not teach general principles from Western financial textbooks and apply them loosely to Thailand. We teach the specific laws, processes, and considerations that apply to the decisions our participants are actually facing — drawing on direct professional experience within the Thai financial system.

Program 02

Condominium Investment Awareness

3 Sessions / 2 Weeks ฿8,400

A 3-session educational program designed to help adults understand what condominium ownership in Thailand actually involves as a financial decision — well before committing to anything. This is not a course in property speculation. It is a grounded examination of property as a financial choice, with all the complexity that entails.

Topics covered across 3 sessions:

  • Overview of the Thai condominium market — regional differences, pricing patterns
  • Legal ownership structures available to Thai nationals and foreign residents
  • Financing options: bank loans, developer financing, and their terms in Thailand
  • Ongoing costs: common area fees, maintenance, insurance, and property tax
  • Reading and understanding a Thai condominium purchase agreement
  • Factors that typically affect resale value in the Thai market

Session schedule:

  1. S1Market fundamentals and ownership structures — what the market looks like, who can own what
  2. S2Financing and the purchase process — from initial agreement to title transfer
  3. S3Ongoing costs, resale considerations, and practical decision-making frameworks

Program 03

Expatriate Financial Coordination

6 Sessions / 1 Month ฿14,500

A 6-session program designed specifically for Thai nationals with assets or income abroad, and for long-term foreign residents managing finances across multiple jurisdictions. Core topics across 6 sessions:

  • Thailand's tax residency rules and what they mean in practice
  • Overview of dual taxation agreements relevant to Thai residents
  • Foreign income reporting requirements under the Thai Revenue Code
  • Coordinating bank accounts, pensions, and assets across borders
  • Understanding when a tax professional is needed — and what to ask them
  • Practical organisation of cross-border financial records

This program is educational in nature. It does not constitute tax advice. Participants are encouraged to consult a qualified tax professional for their specific circumstances after completing the program.
